Comprehensive Review & Documentation:
Conducted an all-encompassing review of planning, architectural, structural, and engineering services—including FSC, DAC, and all related project documentation.
Architectural & Structural Compliance:
Amended and finalized all construction stage BCAR compliance drawings and details for both architectural and structural disciplines.
M&E and Civil Engineering Coordination:
Reviewed, specified, and inspected Mechanical & Electrical designs with complete sign-off. Prepared Civil Engineering drawings per IW specifications and liaised with Irish Water.
Fire, Health, and Safety Compliance:
Performed fire safety reviews, DAC compliance, and ensured Part L (heating, ventilation) coordination. Developed a revised Preliminary Health and Safety Plan and amended required forms (AF1/AF2).
Landscaping & Additional Services:
Designed landscaping layouts and details, and executed PSDP roles and tasks.
BCMS & Technical Inspections:
Coordinated BCMS activities—obtaining signed commencement notices, preparing and amending inspection plans, and conducting regular milestone inspections (approximately two per month over 12 months), including specialist reviews.
Ancillary Certificates & Final Certifications:
Oversaw comprehensive FSC compliance inspections (emergency lighting, fire systems, etc.) and facilitated the commissioning and certification of electrical, mechanical, ventilation, and sewage systems. Completed all ancillary certifications and coordinated BCMS CCC submission, including inspection reports and legal sign-offs to secure Certificates of Compliance with both Building Regulations and Planning Permission.
